Hotel Zone north (km 1–8)

Families, calm water, swimming$$$

The northern arm of the Hotel Zone runs east from downtown along Boulevard Kukulcán to Punta Cancún. Its beaches, such as Playa Langosta, Playa Tortugas and Playa Caracol, face the Bahía de Mujeres rather than the open sea, so the water is usually calmer and better for swimming with children. It is also the closest part of the Hotel Zone to downtown and to the Puerto Juárez ferry for Isla Mujeres. The far end, from about km 8.5 to 11.5 around Punta Cancún, is the city's nightclub strip: book short of it if you want quiet nights.

  • Airport ~30 min · 25 km Kiwitaxi from $42
  • Swimming Calm bay water Bahía de Mujeres beaches

Private car to the Hotel Zone →

Why stay here

  • The calmest water in the Hotel Zone
  • Closest to downtown and the Isla Mujeres ferry
  • Smaller beaches that are easy with children

Worth knowing

  • Narrower beaches than the south
  • The club strip at km 8.5–11.5 is loud late at night
  • Fewer hotels to choose from that are not adults-only
02

Hotel Zone south (km 14–21)

Couples, long beaches, big resorts$$$

South of Punta Cancún the Hotel Zone turns and runs down a long strip of white sand facing the open Caribbean, past Playa Delfines to Punta Nizuc. This is where the big resorts and the widest beaches are, and it is the closest part of the Hotel Zone to the airport. The water is open sea, with waves and currents on many days, so watch the beach flags. The Museo Maya de Cancún and the El Rey ruins are along this stretch.

  • Airport ~14–23 min · 12–19 km Kiwitaxi from $42
  • Swimming Open Caribbean Waves; check the flags

Private car to the Hotel Zone →

Why stay here

  • The longest, widest beaches in Cancun
  • The shortest airport drive of any area
  • The Mayan museum and El Rey ruins nearby

Worth knowing

  • Waves and currents: swim where the flags allow
  • Sargassum seaweed can reach these beaches in spring and summer
  • Spread out along the boulevard, so most trips need a bus or taxi
03

Downtown Cancun (El Centro)

Budget stays, local food, the ADO bus$

Downtown Cancún is the working city on the mainland, with markets, taquerías and far cheaper hotels than the Hotel Zone. It has no beach of its own, but the R1 and R2 city buses run out to the Hotel Zone, and the ADO bus station has coaches to the airport, Playa del Carmen and the rest of the coast. It suits budget travellers and anyone who wants local food over a resort buffet.

  • Airport ~20–24 min · 19 km ADO bus or Kiwitaxi from $42
  • Swimming No beach Bus to the Hotel Zone

Private car to downtown Cancun →

Why stay here

  • The lowest hotel prices in Cancun
  • Local markets and food
  • ADO coaches to the airport and down the coast

Worth knowing

  • No beach: a bus or taxi to the Hotel Zone
  • Hotels are mostly city hotels, not resorts
04

Isla Mujeres

Couples, calm beaches, a slower pace$$

Isla Mujeres is a small island across the bay, reached by passenger ferry from Puerto Juárez or the Hotel Zone. Playa Norte, at its northern tip, has calm, shallow water, and the town behind it is compact enough to cross on foot, by bicycle or in a golf cart. It is quieter than Cancún in the evening once the day-trip boats leave. The trade-off is the extra leg to and from the airport, and fewer big family resorts.

  • Airport ~30 min to the ferry · 22 km Puerto Juárez; Kiwitaxi from $43
  • Swimming Calm and shallow Playa Norte

Private car to the Puerto Juárez ferry →

Why stay here

  • Calm, shallow water at Playa Norte
  • A small, walkable town
  • Quieter evenings than Cancún

Worth knowing

  • A ferry on top of the airport transfer
  • Busy with day-trippers by day
  • Fewer large family resorts
05

Playa del Carmen

A walkable town, Riviera Maya day trips$$

Playa del Carmen is a beach town an hour south of the airport, built around Quinta Avenida, a long pedestrian street of shops and restaurants a block back from the sand. It is a better base than Cancún for cenotes, Tulum and the ferry to Cozumel. Resorts line the coast north and south of town, while the centre has smaller hotels within walking distance of everything.

  • Airport ~1 h · 68 km Kiwitaxi from $72; ADO bus MXN 270
  • Swimming Caribbean beach Sargassum varies by season

Private car to Playa del Carmen →

Why stay here

  • A walkable town centre on Quinta Avenida
  • Closer to cenotes, Tulum and the Cozumel ferry
  • Direct ADO buses from the airport

Worth knowing

  • About an hour from the airport
  • The town beach can be crowded
  • Not Cancún: allow time for trips back north

When Cancun hotels cost the most

Cancun hotels cost the most in the dry season from December to April, with Spring Break in March the busiest stretch. June to November is the hurricane season: cheaper, wetter and a real weather gamble, with September the riskiest month for storms. Sargassum seaweed can pile up on the Caribbean-facing beaches, heaviest roughly from April to August, while north-facing shores such as Playa Norte on Isla Mujeres are usually less affected.

The cheapest months are May, September and October. January gives you dry-season weather after the holiday rush, which is why the hotel links here are dated for January. See the best time to visit Cancun for month-by-month weather, the worst time to visit Cancun for hurricane and sargassum timing, and Cancun Airport to the Hotel Zone for every way in from the airport.
